The plans for massive development at SDC are evolving in unpredictable ways

This is great news, but....
The transfer of 650 acres of the SDC open space to State Parks is a huge win for our environment and certainly something to celebrate. A big “thank you” to all who have advocated for permanent protection of these environmentally sensitive acres for so many years.
However, developer Keith Rogal's plans to build out the SDC core campus to the tune of 930 housing units, a four-story hotel, a four-story “innovation center,” 8,000 square feet of nonresidential construction and 3,060 parking spaces will undoubtedly inflict irreparable harm, not only on the surrounding community, but on the newly protected acres as well.
The outsized scale of Rogal's project will bring more traffic to further stretch our already compromised wildfire evacuation capacity, more greenhouse gas emissions, more light and noise pollution, etc. Furthermore, that Rogal has moved the original location of the hotel from the center of the campus to the outer edge of its northwest corner displays utter disregard for the wildlife corridor, the animals that depend on its change
for their very survival, and for the vast majority of the local community opposed to the hotel in the first place. Thankfully, the lawsuit challenging the SDC Specific Plan EIR is moving forward; Rogal’s deal is definitely not done. Traffic will be a big challenge --we in Bennett Valley are very concerned about the added 'trip miles' that will ensue on Bennett Valley Road, as first construction crews and then SDC residents utilize BV Road as their preferred conduit to Santa Rosa. When Supervisor Gorin was asked about this, she replied that she "couldn't imagine why drivers would use BV Road, when they could use Hwy 12."
Arnold Drive, Hwy 12, and Warm Springs / BV Road will be jammed and will lead to more dangerous conditions, and many, many more accidents than ever. BV Road is already a 'blood alley', with yet another fatal wreck occurring on February 10--and nearly 250 reported accidents since 2020.
SDC Proposed Residential:
1) 930 residential units including :
a. 49 courtyard homes
b. 293 detached homes
c. 53 duplex units
d. 84 triplex units
e. 189 townhome units
f. 174 apartment units
g. 74 mixed-use apartment units
h. 6 cohousing units
i. 5 independent living residences
SDC Proposed Commercial:
400,000 square feet of non-residential commercial, institutional, and retail spaces including but not limited to a 130-guest room hotel and conference space, and community facilities.
Total residential building area is 1,667,450 square feet including 124 designated affordable rental units, approx. 3,060 parking spaces.
